A mortgage is a loan with interest. Ours isn’t a loan at all. You and Guidance buy the home together, and you buy out our share over time.

  1. You choose the home. We buy it with you.

    You bring the down payment, from as little as 3%. Guidance funds the rest. From day one you are an owner, not a borrower.

  2. A jointly owned company holds the title

    Together we form an LLC that owns the property. It keeps the co-ownership real on paper, so no debt is ever created or traded.

  3. Every payment buys a little more

    Part of each monthly payment buys more of our share. The other part is a fair profit for using the part you don’t own yet. As your share grows, the profit portion shrinks.

  4. One day, it’s all yours

    When you’ve bought our last share, the title transfers to you alone. You can pay ahead at any time with no prepayment penalty.

These aren’t marketing promises. Each is a term you can find in your agreement.

  • Co‑ownership

    You and Guidance each own a percentage of the home. Your share grows with every payment.

  • Shared risk

    If a natural disaster or eminent domain leaves a shortfall, we share the loss by ownership percentage.

  • Riba-free

    No interest is paid or charged, and the whole institution is riba-free, not just the product.

  • Capped fees

    Late fees are capped at $50 or less, and paying ahead of schedule never costs you a penalty.

  • Non-recourse

    If you default, we never pursue your savings, pension or children’s college funds.

  • Independent Shariah board

    Chaired by Justice Muhammad Taqi Usmani, who also chairs the AAOIFI Shariah board.

Is this really riba-free?

Yes. The Declining Balance Co-ownership Program involves no interest. It was approved by our independent Shariah board, and Guidance itself is not a bank or owned by one, so the funds for your home don’t come from riba.

How is co-ownership different from a mortgage?

A mortgage is a loan: you borrow money and pay interest on the debt. With co-ownership there is no loan. Guidance owns part of the home with you, you pay to use the part you don’t own yet, and you buy that part over time.

Is it more expensive than a conventional mortgage?

Our pricing is designed to be competitive with conventional financing. Before you commit, your account executive shows you the rate, the APR and every fee, so you can compare us line by line with any lender.

What happens if I can’t make my payments?

Talk to us early. We offer assistance and repayment options, and our non-recourse commitment means we never pursue your other assets. You are only at risk for your share of the property.

Can I pay ahead of schedule?

Yes, at any time and without a prepayment penalty. Extra payments buy more of Guidance’s share, so you own your home sooner.

What documents will I need to apply?

Typically recent pay stubs, two years of W-2s or tax returns, bank statements and a photo ID. Your account executive sends a checklist tailored to you after pre-qualification.
